A property with a mini golf course, batting cages, and a Dairy Queen restaurant is up for sale in South Windsor.
845 Sullivan Avenue is up for sale for just shy of three million dollars. The Dairy Queen business itself is not up for sale, but the 3.4 acres of land, the Dairy Queen building, as well as the old mini golf course and batting cages, are available to reopen, or for redevelopment.
The Dairy Queen business, which has been operating since 2012, was recently acquired by new ownership, who signed a twenty year lease, with three percent rent price increase each year, starting after year three of the lease.
“I think it is a great entrepreneurial opportunity,” South Windsor High School business education teacher Ellen Festi says, “I don’t think that they’ve used the golf center at all in recent years.”
The mini golf course and batting cages have not been operational since they were shut down in 2020 due to the COVID-19 Pandemic. Since then, the golf course has become so overgrown that it is no longer visible from satellite imagery.
“My department likes to go there when we have a professional development day, when we have an hour for lunch;” Festi told The Prowl, “We’re always like, ‘Why is this not a thing? It would bring so much family traffic to Dairy Queen.’”
Festi also said that she would theme the golf course to match the restaurant, and make the whole thing an attraction.
The mini golf course and batting cages take up half of the plot, about 1.7 acres, leaving plenty of room for redevelopment if desired by the new land owner.
“If the mini golf course reopened it would be a nice third place for me and my friends to hang out at without being that far away from other places in town;” Freshman Omar Scott told The Prowl, “It’s a shame that places like these are shut down.”
While the number of Dairy Queen franchises worldwide have increased by over a thousand over the past ten years, the number of locations in the United States has been stagnant, even losing over 300 franchises since 2016. Needless to say, any way to drive in business would be helpful to the local Dairy Queen. Still, Dairy Queen remains ranked in the top fifty for 2026 on the Entrepreneur Franchise 500 list.
The property, being on Sullivan Ave, already sees plenty of traffic throughout the day, as it is a commonly used road for commuters in South Windsor. Any new business on the street likely won’t have an issue becoming known.
Regardless if the batting cages and golf courses reopen, the Dairy Queen still remains a staple in the South Windsor community.
